100% Finance!

Sunil,

Can one get a laon and use it as a deposit from a finance company in addition to a morgage issued by the bank to buy a property, or even start a property business?

i.e. based on the assumption that one doesn’t have enough money to put 25% deposit for the property

My boss is very hard to handle

I am working at trading company in Dubai, Here my boss is very hard to handle? He use to shout in bad words, I am unable to observe, I am in search of new job at garment print industry.

Thanks for the email Jeff…

You’re not the only person in this situation.

It’s important to understand that we all create our reality.  You have to remember that the formula

BE – DO – HAVE

…it’s always in effect.

The question you need to ask yourself is who are you being that is making you do things that have the result you are getting.

Now I am not saying that you boss is correct in shouting, but you have to analyse how you are reacting to this.  How are you being?

If you’re not happy with the situation you have to say so or take some action. Too many people go through life letting themselves be trampled on.

let me give you an example…If you hit a dog with a stick, and the dog wags it’s tail, the dog has just given you the message that it’s OK to hit it.  If the dog had turned around and bit you, then the message is clear “don’t hit me”.

We all teach others how to work with us… think about what message you giving others that keeps them shouting at you!

It’s hard I know… but rather than biting back… like you are doing .. move on.

Just a word of warning here…  changing your situation will not change your behaviours. If you find that this is a pattern in your life where your boss shouts at you then you really need to look inside of you and find out who are you being that is attracting this into your life.

Jeff, there are lessons in everything for us. Look for the lesson for you in this.

Thanks for the question Vineet…

You say “does not seem profitable”…  but that depends on your strategy. If you’re looking for long term growth, then the markets will turn, and we’ll see everyone go crazy again! (and then of course the markets will crash again).

if you’re a cashflow person – the markets could never of looked better!

So to answer your question it really does depend on your goals and what you invest in property for :)

One thing you can do is to calculate the “Opportunity Cost of your Money”, so if you’re got money in investment A, and investment B comes along that has a higher return, it could be advisable to move your money.

Remember – “equity growth investing” is a long terms strategy… what you do is course up to you :)

Can the builder hypothicate my flat without my knowledge?

I have obtained the registration documentation, possession certificate and no encum. certificate.  Although I have not yet received municipal numbering.

Can the builder hypothicate my flat without my knowledge and delay the hand over or not hand over at all?

Why is there so much of delay in getting municipal corporation numbers.. say 2 years?

Getting Mortgages and Cashflow!

Hi Sunil,

A few quick questions:

1. In terms of getting an initial mortgage and using your system. If someone was not on a regular income; for example if they do their own freelance business and are looking to buy a property (More specifically In Dubai) – is it still possible to get a mortgage and use your system?

Would they need to show many months of bank statements? or can they just come up with a deposit and start off the normal mortgage repayments without a salary certificate?

And.. Say that they could also show a small amount of cash saved – and a good balance in the account – Would they be able to use ‘and do’ your system and achieve the same goals? Basically the minimum requirements to achieve these goals – based on somebody looking to build a property portfolio from nothing.

2. Also to use your proven methods that you mention – and taking into consideration my above questions – what is the minimum amount of cash ‘realistically’ would somebody need to have, to start on the property ladder? $50,000, $100,000 or less or more?

And in terms of cash flow – how much ‘approximately’ should someone consider paying as a monthly instalment – based on a ‘reasonable’ property – just to get on the property ladder and start a portfolio?

I appreciate that some of these questions maybe difficult to answer; however I would really appreciate your insights.

I live in UK at the moment and I am planning to open a business in Dubai.

The premises we will need will be a minimum of 4000ft. I am not sure weather to look for a property to buy or a land to build the premises.

Should I buy this Sunil?… Help!

Hi Sunil,

I’ve attended your seminar few months ago in Abu Dhabi and am an avid reader of your articles and visit your website frequently.

I would like to ask about the JAIPUR21 APARTMENTS in the Vatika Infotech City in Jaipur. These are multi-storey apartments (13 floors) being built by Vatika unlike Urban Woods which are low rise. I would like to take one 2BR flat here, currently the sale price is 2025 Rs per sq ft (home loan linked – no EMI till possession). Possession is expected in 2.5 to 3 years. My strategy is to sell in about 2 to 2.5 years time. Will appreciate your comments.
