I was talking to my team yesterday and we were discussing the market and the general sentiment.

Now those of you who know me will know that I don’t subscribe to a “market downturn” of any kind.

The market just changed. (yes it’s as simple as that)

We all knew it would happen…

So now that the Indian Property Market has ‘crashed’…

What should you do?

I get asked a lot of questions during my seminars and workshops, but the most frustrating one for me is when someone asks be about a specific development, a specific builder or even a specific location.. Their question invariably goes like this…

Getting paid to buy property? Is that possible?

YES!

In fact 5 years ago I invented the phrase ‘Minus Money Down’ deal to describe exactly that situation.

It’s a fact of every investor’s life, that interest rates will change, and yes, when interest rates change, the demand for property “disappears”… or does it?

It’s this uniqueness of each individual property transaction that brings out the true power of understanding that price and value (especially in the property market) are TWO different things.

People often refer to the “property market” like the “Stock Market”- as if the two markets are in someway similar… let me tell you they are not.

When people ask me “Sunil why property?” There has to be only one answer.. “Leverage”. In my opinion leverage makes property the best assets class of all! For this reason property out performs other assets classes in the long term growth category!
